 Terms: To register, perspective buyers must provide name, address, phone number and show proof of 10% non-refundable deposit by (1) Certified or Cashiers check (2) bank letter of credit guarantee, or through other prior arrangements suitable to seller, Cornbelt Auctions and Star Performers, Ltd.  Balance due at closing.  Possession given at closing within 30 days of auction; at which time marketable title will be conveyed to the buyer.  Taxes will be prorated to the date of possession.  The bidder shall execute a purchase agreement immediately after being declared the winning bidder.  Said purchase agreement shall offer no contingencies for financing or other alteration.  The property will sell AS IS, WHERE IS without warranty of any kind.  Buyer is encouraged to perform his/her own inspection prior to the auction.  Announcements made on sale day take precedence over printed material.  Broker or realtor participation must be approved five days prior to the auction.

Note: The final bid plus 10% buyers premium will become the contract price for the property
